Were they renting it from the previous owner? If so, you might have to honor the lease that they signed, after all it's not their fault that their landlord lost the house. Even if they were squatters there are certain legal steps you need to follow to get them out of the house. And if they were the previous owners of the house, once again, you need to follow the legal guidelines for the state the house is in. Your best bet is to ask an attorney familiar with real estate law in the state the house is in.
